Comfort Club Inspections

  • 1. Replacement of (1) filter provided by Family Air Systems
    (filter size must be known prior to appointment visit) any additional filters are chargeable

    2. Inspection of air filtration system

    3. Test capacitors for correct microfarads readings with muIti-meter

    4. Visually inspect capacitors at condenser for leakage and rust

    5. Check and calibrate thermostat as required

    6. Camera inspect indoor coil to check if clean (when accessible)

    7. Check evaporator for adequate airflow and proper temperature split

    8. Inspect any condensate drain pans and drains for proper operation

    9. Check for installed Flood Control Safety Switch

    10. Inspect and very operations of Flood Safety Switch

    11. Inspect and flush condensate lines and check condensate pump operation (if equipped)

    12. Complete operations sequence check

    13. Inspect blower wheel

    14. Inspect blower and motor and record AMP draw (lubricate as needed)

    15. Inspect and clean outdoor unit using safe detergent

    16. Remove all debris and leaves from unit

    17. Check refrigerant level (when outside temp>60 degrees F)

    18. Check and record operating pressures and temperatures

    19. Inspect contactor for pits or burns

    20. Inspect unit wiring and electrical disconnect

    21. Tighten screw lug terminals in condensing unit

    22. Check and record AMP draw of condenser motor and compressor

    23. Inspect fan blade for cracks or defects

    24. Check condenser motor bearings and lubricate, if not non sealed condenser motor bearings

    25. Inspect cooling system for unusual vibration or loose parts

    26. Lubricate furnace blower or air handler (if accessible)

    27. Check overall operation of system

    28. Inspect readily accessible ducts for obvious air leaks

    6. Inspection for proper hard gas pipign at furnace

    7. Inspect gas lines and connections at furnace for leaks

    8. Inspect unit wiring and electrical disconnect (Package Units or Heat-Pump Systems)

    9. Inspect gas valve for corrosion, leaks, restriction of gas flow and abnormal noise

    10. Complete operations of proper sequence

    11 . Check and calibrate thermostat as required

    12. Test all electrical/safety circuits/controls for proper operation

    13. Check and adjust gas valve manifold gas pressure

    14. Inspect burner ignition system and assembly

    15. Inspect gas burners

    16. Check high limit control (adjust as needed)

    17. Inspect entire furnace for loose or worn parts and abnormal vibrations

    18. Check temperature rise across heat exchanger for overheating

    19. Check (1) electrical circuit to furnace

    20. Inspect flue and venting for obstructions and leaks

    21. Check crankcase heater for proper maintenance (heat pumps only)

    22. Test and adjust the unit for peak operating efficiency

    23. Check and test carbon monoxide alarms

    24. Check defrost cycle and reversing valve operation (heat pumps only)

    25. Tighten screw lug terminals in condensin unit (heat pumps only)

    26. Check refrigerant level (heat pumps only)

    27. Inspect readily accessible ducts for obvious air leaks
